Rental Criteria

Verifiable employment and
income (two most recent paycheck stubs, W2’s or bank statements)
-
Rent to household income ratio cannot
exceed 33%.

Good prior rental history, landlord
references and verifiable timely rental payments

No prior evictions; no evidence of breach
of lease

Good credit & credit references
-
Government Issued Photo Identification

No indication of repeated tendencies
towards violent acts or illegal activities

Head of Household must be 18 years or
older. Everyone over the age of 18 must complete an
application, sign the lease and meet all rental guidelines.

Management will not discriminate on the
basis of race, color, national origin, religion, sex, handicap,
age, marital status, or any other characteristics protected by
all applicable state and federal discrimination laws.

The following occupancy standards apply:

No more than two people may
occupy any one-bedroom unit.
·
No more than four people may
occupy any two-bedroom unit.
·
No more than six people may
occupy any three-bedroom unit.
All applicants must qualify for approval
based solely on the above guidelines.
In the event of lack of rental history or
lack of mediocre credit, a guarantor may be an option. In the
event of lack of income requirements, a guarantor may be an
option, provided that they qualify financially at 5x the market
rental rate.
If a guarantor is not available for a
particular applicant, a higher security deposit may be offered as
an alternative at the sole discretion of Texas Premier Homes.
